Welcome to Pagosa Springs, Colorado, and Real Estate in Pagosa

We hope you find this website a useful one.   We have a lot of information about homes and land in Pagosa Springs, Colorado and our surrounding area. If you click through the buttons above, you'll also be able to learn something about Pagosa Springs itself and the amazing recreational opportunities in our area.  You'll also be able to learn a little bit about Lisa and I, what brought us here to this beautiful place, and how we conduct our business.

To the left you'll find the buttons that are the key to this website.  At this point there are two search modes.  The map search is a little clunky, but gives a great perspective on where a home or land parcel is located in relation to Pagosa Springs, the San Juan National Forest and the Weminuche and South San Juan Wilderness areas.  The traditional search is a bit clearer to use and allows you to fit in more criteria.  It does now also have a mapping function, too.  Within the traditional search you can also set yourself up to receive automatic notifications - so when a home or a parcel of vacant land that meets your needs or interest comes on the market or changes price, you'll receive an e-mail message alerting you to it.

The great thing about these search functions is they are directly linked to our regional Multiple Listing Service (MLS) and when a change is made by any broker to any listing on that MLS, the changes are instantly made on our search engine as well.  Unlike many of the national search engine real estate sites, if you use this site you will have up-to-the-minute information.

Also on the left you will find buttons that link you to pages of information about the many different neighborhoods and subdivisions within the town of Pagosa Springs and throughout Archuleta County.  As we grow this site we'll also increase the amount of real estate information relating to La Plata County and Durango, as well as all of Southwest Colorado

If you are a buyer, there is information on buying land or homes in Pagosa Springs - I've got to tell you, in case you haven't already figured it out, that this may be an historical best time to buy a Pagosa Springs home or vacant land parcel.  There is a button on the left that has information about relocating to Pagosa Springs as well.

If you are a seller, there is information on selling homes and land in Pagosa Springs.  I'm sure I'm not blowing your mind if I tell you this is a tough time to sell, but you do need to know that 2011 saw a sharp increase in the number of homes sold and the seep at which they sold in the Pagosa Area.  Click on that button and you'll find stats on homes and vacant land sales in Pagosa Springs and Archuleta County.  Fact is, selling is tough, but if you have a good broker (for example, Lisa or I) and put together a careful selling strategy, you will be successful in getting your Pagosa Springs home sold.

mountains there in the background were wondering where these guys were…

Though changing, Pagosa Springs is still very much the small Rocky Mountain town it’s always been, with honest, friendly folks, a relaxed atmosphere, and plenty of Southwest Colorado’s glorious high alpine weather.  Surrounded by hundreds of square miles of national forest, the stunning Weminuche and San Juan Wilderness areas and cut through with many miles of rivers and acres of lakes, our recreation opportunities are as vast as our open spaces are quiet.  Pagosa boasts an extensive and rejuvenating network of world class natural hot springs, some of Colorado’s best skiing, abundant wildlife, and about 300 days of blue sky and sunshine each year.

With all of that going for it, Pagosa Springs also offers some of Colorado and the Rocky Mountain West’s most diverse and affordable real estate buying opportunities.  Take a minute and contact us - let us tell you more about what Pagosa Springs and Southwest Colorado can offer you in our current real estate market.

Thanks for visiting - Joe LaMastra, January 16, 2012
